PROPERTY INSPECTIONS

Detailed property inspection and Condition Agreement completed at time of tenant occupancy and vacate, with reports compared for cleaning or repair assessment. Midterm Maintenance Inspections scheduled and completed twice yearly. Additional interior and yard care inspections scheduled as required. Twice weekly vacant property inspections of Single family; Country homes, Acreages, (other property as necessary). vacant property insurance riders "requested" for above types property if vacant over 30 days.
Any necessary 'maintenance' dispatched after Inspections. Owner receives copy of Mid-term Inspection Reports.

GENERAL MAINTENANCE AND REPAIR SERVICES

Carpet, drapery and general cleaning; plumbing, furnace and electrical repairs: appliance and general repairs; lawn care and snow removal. Quality workmanship, reasonable cost. Warranty service (when applicable). Major Repairs and Purchasing (By Owner Authorization) Plumbing, Heating, Electrical systems. Structural repairs and additions; Carpeting and Decorating, Landscaping, Major Appliance Purchasing and Supervision. Fire damage assessment, repair, renovation, super vision; Insurance claim negotiation. Professional qualified tradespeople; Brand name purchases.

PAINTING AND DECORATING

Usually the responsibility of owner (landlord) and reviewed prior to owner vacate and tenant occupancies.
No painting or wallpapering by tenant without landlords written permission after owner approval. Professional workmanship required. (Redecorating damage cost charged to tenant) .
