RENTAL EVALUATIONS

Evaluations completed prior to first Rental, Re-Rentals, and Lease Renewals to ensure Market Rental Value. Initial rental rate established by agent with owner agreement based on property type, size, quality, age, condition, rental equipment and amenities, residential district, market sale value, comparable rental homes, initial rental term and conditions, rental supply and demand.

Renewal rental rate based on above conditions plus tenant-resident property care and available renewal lease term and conditions.

ADVERTISING & TENANT SELECTION

Tenant Referrals and Rental Enquiries received regularly from Client Corporations and Transferred Employees, Relocated families, Real Estate and Property Management firms and pre-qualified Tenants. Professional 'Home for Lease' signs displayed at property with owner's permission. 'Rental Bulletins' distributed to Private Schools, plus Real Estate Sales Offices on a monthly/quarterly basis, regular classified display and spot newspaper advertising. Listing placed on Multiple Listing Services and with Greater Dallas Association of Realtors.
Properties shown to pre-qualified prospective tenants by Leasing Consultant by appointment.

RENTAL APPLICATIONS AND REFERENCES

Personal and financial references required prior to property showing or acceptance of Application to Rent. Background checks including criminal, sex offender, skipped tenancies, County eviction records, local check writing experiences, expired driver’s licenses, judgments and liens, etc.

References Requested: Landlord, Employment, Credit, Bank, Personal, Business, or combination (written or verbal).

Final approval based on owner agreement terms - tenant qualifications and references.
